Property Loans Grow 4.6 Percent to IDR 1,450 Trillion in August 2025

Key Points

• Property loans grew 4.6 percent yoy in August 2025 to IDR 1,450.9 trillion, driven by mortgage loans and construction loans, which grew 7.1 percent yoy.

•    Real estate loans rose 5.2 percent yoy, while construction loans still contracted 0.5 percent yoy.

•    Total bank loans grew 7 percent yoy, mainly supported by investment loans (13 percent yoy) and consumer loans (7.7 percent yoy).

Jakarta – Bank Indonesia (BI) recorded that property lending in August 2025 grew 4.6 percent year-on-year (yoy) to Rp1,450.9 trillion. This figure is higher than the previous month, which grew 4.3 percent yoy.

Based on the Analysis of Money Supply Development published by BI, the growth in property loans was driven by home ownership loans (KPR) and apartment ownership loans (KPA).

In detail, KPR and KPA property loans grew by 7.1 percent yoy in August 2025 to Rp824.1 trillion, remaining stable compared to July 2025, which also grew by 7.1 percent yoy.

Meanwhile, property loans in the real estate segment grew by 5.2 percent to Rp242.7 trillion, up from the previous month, which grew by 3.9 percent yoy.

Meanwhile, construction loans contracted by 0.5 percent yoy to Rp391.4 trillion. This figure continued the contraction in July 2025, which was 1 percent yoy.

Overall, loans disbursed by banks in August 2025 grew at a higher rate. Loan disbursements in August 2025 were recorded at Rp7,966.1 trillion, or a growth of 7 percent yoy, higher than the previous month’s growth of 6.7 percent yoy.

Credit distribution to corporate and individual debtors grew by 9.9 percent yoy and 3.6 percent yoy, respectively.

Based on type of use, Working Capital Credit (KMK) in August 2025 grew by 3.0 percent yoy, higher than the growth in July 2025 of 2.8 percent yoy.

The growth in WCL was mainly driven by the Manufacturing sector, as well as the Finance, Real Estate, and Corporate Services sectors.

In addition, Investment Loans (IL) in August 2025 grew by 13.0 percent yoy, an increase compared to the previous month’s growth of 11.8 percent yoy, mainly driven by the Manufacturing sector, as well as the Transportation and Communication sectors.

Meanwhile, Consumer Credit (KK) in August 2025 grew by 7.7 percent yoy, after growing by 8.0 percent yoy in the previous month. This was driven by the development of Home Ownership Credit (KPR), Motor Vehicle Credit (KKB), and Multipurpose Credit. (*)
